Where Is The Real Estate Market Headed in 2014?

On a national level, I hear that we will see moderate appreciation for the next 5-7 years, a prognostication that people in my profession prefer.  We don't like big gyrations up or down!  It scares buyers and sellers.  I prefer calm and consistent.  As for Albuquerque, hopefully we'll see the same.  but we can't rely on government to help us improve, and I don't see that changing anytime soon.  Let's hope and work for getting some high paying sector jobs here!

Be Prepared With First Aid Supplies (Part 1)



First aid supplies are not something most people spend much time thinking about. Most first aid supplies are just tools under your sink or in your medicine cabinet that you notice every so often. But when emergencies happen they are the first things you reach for. Without first aid supplies minor injuries can become major problems.

A basic kit should have the following first aid supplies: Antibiotic ointment, bandages both adhesive and non-adhesive, cream for burns, mild painkillers, cotton, a thermometer, gloves and breathing barriers for CPR. A good kit will also include a manual of basic healthcare treatment and emergency preparedness. Everyone who has access to these first aid supplies should know how to use them and be familiar with the first aid manual.

Accidents can happen at any time, and because of this it always pays to have first aid supplies on hand if you should need them. There are three main places you should have first aid kits handy. The first place you'll likely think to have a first aid kit is your home. Having a first aid kit in your house is always good advice. Make sure your supplies are in an easy to find place and not scattered around your house. The second place you should have supplies is in your car. Statistically car accidents are hard to avoid and often cause injury. In many cases, the first responders to an auto accident are those people in the cars themselves. Quick response to injuries can lessen their impact and keep you safe until help arrives. The third place you should have first aid is your workplace. While most companies are required to have kits they may not be of the highest quality. Also the company first aid kit may not have the specialized supplies you may need. It never hurts to be safe by keeping a mini kit at your desk in case of emergency.

If you are considering delving into the housing market, you may be wondering if you really do need a Realtor. Exactly what does a Realtor do besides offer advice to clients? An agent or Realtor plays an important role in the entire process.

Basically, a Realtor will start by listing a property or looking at properties that are available. In some cases, only Realtors can look at certain properties. Only Realtors can list a property as well. Realtors can also schedule showings of the home and take prospective buyers or renters around the property. In addition, they can provide valuable feedback after the home showings. For this reason, a Realtor is worth the investment.

Another thing to keep in mind is that Realtors are very familiar with the local real estate market as well as the different buyers and sellers in the area. They may also know of other Realtors that are looking for certain types of properties, or know of Realtors who have clients that wish to rent a home. In other words, your Realtor can do the networking necessary to make the connections you need to sell, buy or rent your home. Because this can take quite a bit of time, many buyers and sellers elect to hire a professional to do these tasks.

If other professionals are needed, like an attorney or contractors, a realtor can also make recommendations. A Realtor can also make suggestions about things that will be necessary in order to sell or rent a home. For example, a fresh coat of paint or new flooring in the kitchen.

So the next time you think you might need a Realtor, you probably do.

Four Hills: 2012 vs 2011 Housing Market Update

You're probably noticing more "sold" signs on many properties and those homes are typically not "on the market" as long.  Here's a summary of what happened in Four Hills in 2012 vs 2011.

In 2012, there were 78 properties that sold thru our MLS.  Compared to 57 in 2011.  That is a 27% increase!  In the $249,999 price range or less, there were 41 sales vs 25 or a 39% increase.

The average price per square foot was $109.03 vs $106.06 and the days on the market was 148 vs 169.  In the $250,000+ price range, there were 37 sales vs 32, the average price per square foot was $118.18 vs $115.37 and the average days on the market was 102 vs 135.

So what does all this mean?  Well, with most indicators showing improvement, the real estate market is heading in the right direction.  If interest stay where they currently are I think the real estate market for 2013 in Four Hills will be a good one!
