The 1% = 10% Rule



Let's say that you are getting a $200,000 mortgage.  A few months ago, a 30 year mortgage at 3.5% would have been $985.48 (principle & interest only, not including property taxes & insurance).  To get the same payment today, at 4.5% you would only be able to get a $178,000 mortgage, or about 10% less.  Do you think that this would tend to slow down activity some?  Well, it has.

A lot of people I talk to will ask me "How's the real estate market, Greg?"  They watch mostly national news and hear that the home values have increased 20% over the last year.  Yes, but only in those places where values dropped more than 50% during the "mortgage meltdown" years (2007-2001), like Phoenix, Las Vegas and California.  They still have a way to go before catching up.  So do we, but on a smaller scale.  While we lost about 15% during those "meltdown" years, we've gained back approximately 5% since.

The Real Estate Market is Calming Down!


 


In my summer update I wrote "Real Estate is Back with a Vengance!"  It was when the inventory of homes was 17% lower than it is now and interest rates were somewhere in the 3.5% range.  Since July, rates have gone up a full percentage point (to ~4.5% currently), so buying has slowed down.


In addition to that, with the increase in homes for sale, we are reaching what the industry calls a "Balanced Market" meaning than it's neither a "Buyer's Market" or a "Seller's Market", but somewhere in the middle.  It usually means that there is about a six month supply of homes for sale and the odds of selling in two days, with multiple offers, and going over list price (like in some areas this last Spring) are few and far between.

Be Prepared With First Aid Supplies (Part 2)

You need to make sure your first aid are of high quality. Nothing should be old or expired. All of the supplies should be current and above all effective. If something bad should occur you want to be sure you're not using low quality supplies. Quality does not mean expensive, it means effective. All your equipment should give accurate readings. Your bandages should be thick enough to wrap any wound that may occur. Creams should have a high enough concentration to treat the ailments they are prescribed for.




When buying supplies form a vendor make sure they are selling quality products. They should be licensed and respectable. Nothing should be old, expired, of questionable origin, or of questionable effectiveness. Be wary of any vendor selling you questionable miracle cures. Sadly selling shady medicine has become a cottage industry. This has led to dishonest vendors offering easy solutions to complex problems. If you hear something that sounds be good to be true be sure to research the claims.


When it comes to first aid supplies there are two ways to build a kit. You can buy a prebuilt kit and add the needed extras as you see fit. Or you can build your own from scratch built to your own needs. No matter what you choose make sure your supplies are quality.

Be Prepared With First Aid Supplies (Part 1)



First aid supplies are not something most people spend much time thinking about. Most first aid supplies are just tools under your sink or in your medicine cabinet that you notice every so often. But when emergencies happen they are the first things you reach for. Without first aid supplies minor injuries can become major problems.

A basic kit should have the following first aid supplies: Antibiotic ointment, bandages both adhesive and non-adhesive, cream for burns, mild painkillers, cotton, a thermometer, gloves and breathing barriers for CPR. A good kit will also include a manual of basic healthcare treatment and emergency preparedness. Everyone who has access to these first aid supplies should know how to use them and be familiar with the first aid manual.

Accidents can happen at any time, and because of this it always pays to have first aid supplies on hand if you should need them. There are three main places you should have first aid kits handy. The first place you'll likely think to have a first aid kit is your home. Having a first aid kit in your house is always good advice. Make sure your supplies are in an easy to find place and not scattered around your house. The second place you should have supplies is in your car. Statistically car accidents are hard to avoid and often cause injury. In many cases, the first responders to an auto accident are those people in the cars themselves. Quick response to injuries can lessen their impact and keep you safe until help arrives. The third place you should have first aid is your workplace. While most companies are required to have kits they may not be of the highest quality. Also the company first aid kit may not have the specialized supplies you may need. It never hurts to be safe by keeping a mini kit at your desk in case of emergency.
