Which Type of Windows Is Right for Your Home?

Upgrading your home for sale or for yourself can be a time consuming task.  Here is a little guide to help ease that hassle when deciding to upgrade or replace the windows in your home.

When it comes to selecting windows, one of the things you need to think about is the type of material you will be using. It is quite common for individuals to think they do not have a lot of options. After all, one material mostly looks the same as the next. Before you make an investment, though, it is a very good idea to put a bit of extra time into the selection process to ensure you are buying the highest quality product on the market. Not everyone's needs are the same, but it helps to know that you do have options.

Wood Framing

One of the options that you have is the use of wood framing. It is not nearly as commonly used as other products on the market. These can be clad in aluminum or in vinyl depending on what your needs are. When you add this additional layer, it adds more durability to the structure. Most are going to be a higher price than other products, but they are going to be a good option for maintaining temperature control in your home. It is important to ensure that you are buying the highest quality, though.

Fiberglass Frame

Another option in windows is fiberglass. This type of frame also tests highly in terms of providing insulating qualities to your home. It is more expensive than other types. The best type to buy is the kind that is all-fiberglass, as opposed to those that have a filler or a covering on them. It is a good option for maintaining temperatures and reducing the amount of swing changes in temperature that are common in some homes. You don't want to skimp on quality here, though.

Vinyl Frame

Another option is vinyl. Do not overlook the benefits of this type of window. The fact is that this type is a good overall option for a number of reasons. It is a good option when you want to save money since it tends to be priced the lowest. It is also great because there's no painting or staining required. It is an easy-to-maintain option for most homes. Though they are not traditional and shouldn't be put on a home you are restoring, for most other applications they work well and ensure good energy efficiency in most cases.

Top 5 Selling Tips for 2013

Consider the following tips before listing your property for sale!

Tip 1 - Do your research.

It is worthwhile to educate yourself on what property transactions have occurred in your immediate area. Identify past property sales and properties currently for sale. Try to compare those properties that are similar to yours. Base your comparison on number of bedrooms, bathrooms and land size. Try to refer to sales around ½ kilometre radius from your property. Companies like RP Data and OnTheHouse.com.au offer these types of reports for the public.

Research your potential selling agents. Look for agents who regularly stay in touch with you through Newsletters or market updates. Also consider which agents have the most sign boards in your suburb. These agents may have specialized knowledge of property sales in your area. Be sure to ask questions based on their results and who are the buyers most suited to your property? Ensure you ask about commission rates and advertising expenses for campaigns. Remember that you normally get what you pay for, so going with the cheapest commission agent could impact the amount of time your property stays on the market and ultimately the eventual sale price.

Tip 2 - Use a Professional Real Estate Agent
Don't be tempted into trying to sell your property privately. Paying an agent a commission to market your property is worth the money. Most real estate agents will have an existing database of buyers including property investors who they can target your property to the instant it is on the market.

Using an agent will in most instances help you achieve a higher selling price. Most successful agents are excellent at negotiating with buyers to get you more money for your property. Also, agents have access to industry specific advertising avenues (realestate.com.au) that the general public cannot access. Real Estate agents can also provide guidance on conveyancing, financing and local government planning - areas in which private sellers may not be familiar.

Tip 3 - Be realistic in setting your asking price
Have realistic expectations in what you will sell your property for. As mentioned in Tip 1, do your homework. Compare your property to those you will be competing with on the market. Go and visit them, then price your property above or below those that you "honestly" feel are better or worse than yours. Try to be impartial in this process. Setting too high an asking price can result in buyers ignoring your property all together. Overpriced properties that stay on the market over 90 days get a bad reputation with buyers and will continue to struggle to gain interest and offers.

Tip 4 - Ensure your property has "curb appeal".
Many buyers will explore the area they want to buy in and do "drive by" inspections. Remember first impressions are lasting. The front of the property will normally be the first thing buyers see. Properties can immediately be rejected by buyers if it is untidy and not maintained.

Ensure the front of the property is tidy, clutter free and the yard is well manicured.

Your "curb appeal" should also extend throughout the whole property, inside and out. Remove as much clutter as possible and promote a feeling of openness and space. Try and store away personal effects like photos, ornaments, children's toys and pet accessories.

Tip 5 - Be Absent at Inspections
Not only should owners be absent for any inspections but pets should be as well. Not all buyers enjoy pets, so this could be a good time to take your pet for a walk.

Teenage children / young adults who stay in bed whilst inspections are on does not allow buyers the opportunity to inspect the property properly.

Allow your agent to show purchasers through your property and speak with them openly and in private. Your agent will report back to you any interested parties and their feedback. Staying at the property shows you do not trust your agent and will make prospective buyers uncomfortable.

Reasons Why Even A Great House Can Remain Unsold

In real estate, it is a feat when a deal goes smoothly, you find a house that suits your needs and budget or you sell your house instantly. There will always be financial problems in a dynamic world like real estate. There could be some natural and unexpected problems too, because so many human factors are involved or maybe because a smooth deal does rely a bit on luck. Then there are the growing prices. With the prices going up, it is acceptable to assume that people are more careful about money now. In real estate especially, people are even more conscious and make every effort to ensure that they are not getting financially exploited. However, if you think that cautious buyers are not the reason for a great house to remain unsold, then you need to go back to the basics.

These are some common reasons that may apply to your house's problem of staying unsold -

* The location of the house could be the problem. It might be too far from basic amenities, facilities, parks, schools, transport, leisure activities, etc. Maybe the area is not a hygienic or a secure place to live in. These issues have to be resolved by the seller, either by lowering his asking price or by fulfilling all the basic needs of the buyer somehow.

* The economy is not always our friend. You have to adjust according to its whims and fancies. If you think that in the current scenario, nobody's house in the area has been quoted for such a high value in the market, then maybe it is to time to get real. If you let your house stay unsold for long, then it may remain so or you may have to incur huge losses. So, lower your expectations and the asking price now.

* This is also an indication that you should do your research. A lack of proper research can easily lead to an uninformed seller and that is never a good thing for business. Being knowledgeable about the market and the property can lend your actions and words more conviction. These actions can include knowing what to do with the house to make it sale-able.

* The house may be old and needing a change or a complete remake. You need to repair, paint, and upgrade to first make the house suitable to the standards of the other houses that up for sale. Then you can think of adding more life to it or some novelty to it, to make it stand apart from the others and get noticed.

* You may not have hired professional help and expect to know everything about properties, legal aspects, market trends, negotiations, buyer mentality, etc. However, you cannot expect yourself to do an expert's job.

A seller who has done his research and gained knowledge about real estate is unlikely to get into these problems. You need to rectify these common problems and ensure that your house become sale-able fast.
